Rental Rates

One-bedroom, one-bath units: $375/month (All utilities included)

Two-bedroom, one-bath units: $475/month (All utilities included)

New two-bedroom, two-bath units: $525/month (Tenant pays electric, other utilities included)

Deposit: $250 + $5 per key charge ($350 for new 2b/2b units) –

•    Deposit and first-month rent due at move-in
•    Monthly rent is charged to student’s account and may be paid through financial aid (if available)
•    All apartments come equipped with refrigerator, sink disposal, oven, central heat/air, and NNU internet connections. A separate laundry room and storage area are on site. The newer 2-bedroom units also have washer/dryer, island and dishwasher in kitchen, and their own storage unit.
•    No pets are allowed
•    All NNU lifestyle policies are in effect and enforced.

Rental Houses

NNU also has seven rental houses available for rent to married students (those with children are given preference). Rental rates vary from $405 to $550, deposit of $250. Size ranges from one-bedroom to four-bedrooms, and amenities vary with each individual unit (a/c and heat provided in all units).

RENTAL APPLICATION POLICIES
NNU has a limited number of married and nontraditional housing units. Currently, the University owns thirty-one rental apartments or duplex apartments and seven houses for married students, nontraditional students, and/or single students. For single apartments, the renter must be a currently enrolled student of the University. For married-student housing, at least one spouse must be a currently enrolled student.

NNU Property Management receives twenty-five to thirty-five applications each year for rental housing. Due to the high demand, NNU rental housing becomes very difficult, at times, to obtain. The University attempts to keep the rentals full and fairly meet the needs of those students requesting housing. Unfortunately, because of the limited number of units, completion of a rental application does not guarantee an apartment will be available. All rental openings are contingent upon someone vacating a rental property. Therefore, if no one moves out, then there are no apartments available.
There is not a charge to applicants for filling out and submitting a rental application with Northwest Nazarene University Property Management.

Only Students who are currently enrolled or have been accepted to attend Northwest Nazarene University may occupy Married Student housing and Rentals. If for some reason the tenant does not follow through with attendance and withdraws from the University, the tenant will have fifteen (15) days to vacate the rental property. The only exception to this policy is students who have just graduated from Northwest Nazarene University; they will have sixty (60) days to vacate the apartment.

The University does not guarantee an apartment will be available for any rental applicant. Therefore, completion of the rental application does not guarantee there will be a rental unit available.

The University does not hold apartments for individuals just because the applicant filled out an application. Because of this, it is the applicant's responsibility to check back with NNU Property Management for rental availability at least 30 days prior to the date housing is requested.

Students who are getting married and want to secure married student housing may do so no more than thirty days prior to the wedding. However, if for some reason the tenant does not get married, the tenant must vacate the rental property ten days after the scheduled wedding date.

Applications will be sequenced based on the month and date the rental is requested and not by the date the application is turned in. If another qualified student comes in and requests housing immediately, any empty unit may be rented to the individual. Hence, the rentals at NNU are first come first serve and month-to-month on the rental agreement. If for some reason there are no rental units available, all applications will be considered based on which applicant had their application submitted first, if and when a unit does come available.

Roommates are welcome in all Northwest Nazarene University rental housing under the following guidelines: only male students can room with male students and only female students can room with female students. Failure to comply will result in immediate eviction and ten days to vacate rental property.

GENERAL RENTAL INFORMATION & POLICIES

1.    Rent on Northwest Nazarene University properties ranges from $375 to $550 a month. The University pays all utilities on most of the rental properties, and most are wired for and serviced by the campus network. Water, sewer, and trash are paid by Northwest Nazarene University. All rent is due at the NNU Business Office on the 1st of each month. A $25 dollar late fee will be assessed if the rent is not paid by the 5th of each month.

2.    All rental deposits will be collected at the time a rental agreement is signed. Northwest Nazarene University requires a $200 refundable contingency deposit, $50 nonrefundable cleaning deposit, and a $5 refundable key deposit for each key issued.

3.    All tenants of Northwest Nazarene University rental properties are required to sign a month-to-month rental agreement. Therefore, the University or the tenant can terminate the rental agreement with a 30-day written notice.

4.    Doors and windows of tenant's dwelling shall be kept locked. Northwest Nazarene University will not be liable or responsible in any way for loss or damage to articles or property belonging to tenants, located in any dwelling or premise under the control of the landlord (NNU). Northwest Nazarene University Property Management recommends tenants purchases renters’ insurance; however, the insurance is not required for occupancy.

5.    Tenants will comply with University policy to abstain from the use of tobacco, alcoholic beverages, drugs, etc., as well as the lifestyle guidelines mentioned in the Student Handbook. Northwest Nazarene University reserves the right to inspect the premises when there is reason to believe a violation of NNU lifestyle policy has taken place.

6.    Most Married Student Apartments have laundry facilities provided. Unfortunately, many of the duplexes and rental houses do not. Northwest Nazarene University does not provide laundry facilities for any rental properties that currently do not have laundry hookups. Some, but not all, rental properties come furnished with laundry machines.

7.    No dogs, cats, birds, rodents, reptiles, or other pets are allowed. Any violation of this policy will result in a $50 assessment and immediate removal of pet(s). The tenant will be liable for any damages or cleaning charges that are deemed necessary by NNU as a result of the infraction of policy. Failure to comply with removal of any pet will result in all tenants being evicted from said rental property.

8.    Parking at married student housing is limited to one space per licensed driver. Motorcycles must be kept in a parking space or storage areas. Motorcycles cannot be parked or stored on sidewalks of apartment entrance areas. There are no parking spaces for boats, trailers, Jet Ski's, motor homes, camping trailers, or cars that do not run, without consent of the landlord. Only minor repairs are allowed to vehicles on premises.
